SPA has been established and developed to provide an affordable, easy to use and understand energy and sustainability assessment and management solution for commercial properties of all sizes.
The team behind SPA are experienced property information and energy professionals and when assessing the market two years ago, it became apparent that there was a distinct divergence in approach and activity.
Whilst the top end of the market (often because of CRC requirements, as well as the desire to save energy and money, and reduce carbon output) were making progress and taking meaningful action, the majority of commercial property owners and occupiers (SPA's market research suggests 75-80%) had done very little or nothing in terms of improving the energy efficiency and sustainability of their properties - which translates to between 1.4 and 1.5 million commercial properties
SPA set out to address this by developing a process and solution system which addressed the SME markets key issues in this area - which can be summarised that the whole area of energy efficiency and sustainability is largely perceived to be "C.C.E" - which translates to "Confusing, Complicated and Expensive"....with the latter being costly in terms of both time as well as hard cash!!
A typical SPA Rating report process involves the following steps.
1.An initial online information submission by the property owner or manager of the property.
2.An analysis of the property energy and utility bills and calculation of key metrics for the building
3.A 3-hour inspection and staff interview process by a qualified energy and sustainability expert, using the SPA analysis system and tools.
4.The client receives a 40 page report containing the metrics analysis, a SPA sustainability rating split across 10 sustainability factors, and a structured series of recommendations for consideration by the client. These are further broken down into
A.Key costed solutions (up to 12 currently) which the client is recommended to implement as a package of measures at relatively low cost, and crucially the basket of these measures will usually have a payback period of between 2.5 to 3.5 years. These typically include various lighting solutions, insulation, boilers and heating, window film, simple water saving measures, dynamic boiler management systems and automated cut-off devices
B.An assessment of the suitability of the property for up to 6 different renewable energy technologies
C.An analysis of other areas which, if addressed, would improve the overall sustainability of the property, typically air conditioning, lifts, IT data centres and major water saving measures. These will in the main be longer term, more capital intensive projects.
D.All properties will also be provided with a staff and management engagement programme designed to ensure that the optimum return on investment is achieved.
5.SPA also has a network of supplier partners who are able to efficiently implement individual or a range of solutions should the client wish to use these.
6.The property can then be re-assessed after the improvements have been carried out (usually at a nominal price) to demonstrate the improvements that have been undertaken objectively.
The whole report and recommendation process can be completed within 4 weeks provided the client makes the appropriate information available, and costs only £495 plus VAT for a property up to 20,000 sq ft. Larger properties will be quoted individually, costs will be dependent upon complexity of property.
SPA aims to provide a straightforward and holistic analysis of the energy and sustainability position of a property, and a practical series of costed recommendations to help both owners and tenants start saving money immediately, as well as reducing the carbon emissions and the other CSR benefits that result.
