Energy Performance Certificates

Selling or leasing business premises in England and Wales? You need an Energy Performance Certificate.

Energy Performance Certificates

Energy Performance Certificates are a legal requirement under the Energy Performance of Buildings Regulations for any building constructed, sold or let after 2008 in the UK.

Domestic and commercial Energy Performance Certificates inform prospective buyers or tenants about the energy performance of a building so it can be considered as part of their investment.

The EPC certificate will provide an energy rating from A-G and is based on the energy performance potential of the property (fabrics) and its services (heating, ventilation, lighting).

All domestic and commercial EPCs must be produced by an accredited Energy Assessor and are accompanied by a Recommendation Report, which will highlight measures to enhance the buildings energy performance. EPCs are valid for a 10 year period and there are financial penalties in place for non-compliance.

An energy performance certificate ‘epc’ is also required to claim higher rate Feed-in Tariffs for Solar PV, for which you need to achieve an EPC rating of D or above.
